Get The Best Tenants With A Tenant Screening
What is the worst case scenario for you as a landlord? Chose from any one of
the following: having a tenant that cannot pay their rent on time; is disruptive,
abusive, untidy or harmful. How can you avoid getting a tenant that shares any
one or more of these traits? You cannot, unless you are willing to do a tenant
screening before you sign the lease.
What is a tenant screen?
Essentially, a tenant screen is a pre-check on rental applicants criminal and
credit history prior to you agreeing to sign the lease. Once you have undertaken
a check on the applicant tenants, you should be able to establish whether or
not the applicant has a 'good' or 'bad' credit history and whether or not they
have a previous history of bad behaviour/relations in a tenant/landlord relationship.
How can I conduct a search?
In most cases, as a landlord, you are going to want to have references from
previous landlords and a bank check before you agree to lease the property to
the applicant tenant. If nothing else, making sure that you phone up each of
the referees and check with the bank is a primitive form of screening.
Remember, if the dates of the referees do not appear to match up, there may
be a reason for that. Likewise, if the bank is unwilling to give you the usual
response you expect, there is likely to be a reason. In either of these scenarios,
you should seriously consider hiring a professional agency to conduct the screening
process of your applicant tenant.
Isn't it an infringement of privacy to check applicant tenants?
There is no infringement of privacy issue if the tenant is aware that you are
undertaking a tenant checking process and has not objected to this. So, make
sure you inform your applicant tenant that you will be conducting a screening
before you rush off and check their financial and personal backgrounds.
Always remember that in business today you can never know too much about the
person you are doing business with and a tenant/landlord relationship is a business
relationship. So, protect yourself from the reality of a tenant from hell and
conduct a thorough tenant screening process before you sign the lease!
